I have a fully furnished, small double room available on a quiet road for a short-term let. I have my house currently on the market, but need to rent a room in the meantime, so the contract will be on a month-by-month basis.

The room has a pine double bed, with plenty of storage space underneath, a wardrobe with 3 drawers and a bedside table.

I'm looking for a professional, or post graduate student, male or female, aged 25 plus who is clean, considerate and chatty.

The house is about 6 years old, and includes a good sized kitchen-diner, living room, downstairs toilet, and upstairs bathroom with shower and bath. The house has all the usual mod cons, including a dishwasher and burglar alarm. There is a private garden and a drive that fits 2 cars.

The house is on a quiet road facing a small park. It's about a 40 minute walk into town if walking is your thing, alternatively it’s about 5-10 minutes away from the tram and bus stops. It's also ideal for anyone who has to travel outside of Sheffield, as you can get onto the Parkway and M1 very easily without having to fight your way through the traffic in Sheffield city centre.

Rent includes all bills (council tax, water rates, gas, electric, broadband and phone rental, and TV license). The only thing you will need to pay for is your actual phone calls.

Rent is £275 pcm (+ Bond £275)
